Concept & Form
This project maximizes a narrow, deep lot to create a walkable retail and medical experience. A central open-air courtyard spanning 60% of the site allows patrons to transition seamlessly between shops, clinics, and cafes without returning to the parking lot. Dual-access points connect all spaces to both the exterior and the interior courtyard, fostering a cohesive, pedestrian-friendly environment.
Material Palette
Intentional massing breaks the development into smaller blocks using black brick, white stucco, and cedar. Limestone panels add mass, while mosaic flat-lock panels provide strategic color and texture.
